The Beginning: Attorney Review
This could be the biggest financial transaction of your life and probably is if you are, for example, a first time home buyer. You typically start with your real estate agent preparing a contract, which, under New Jersey law, must include an "Attorney Review" clause. To protect your interests, you call us to review the Contract and amend it as necessary, and, importantly to deal with the other party's attorney. It's crucial at this point to engage us as soon as possible.

The Middle: Contingencies
Typically, your Contract will provide for an inspection contingency, a mortgage loan contingency if the buyer is financing the transaction, a title contingency, and, in the event the buyer needs to sell a home in order to finance the transaction a contingency of closing the other sale.

The End: Closing
The end result of this process is the purchase and sale of the property and closing of title. This occurs after all of the Contract contingencies have been satisfied and both the Buyer and the Seller are ready and able to close. The seller typically must be in a position to deliver insurable tile and the buyer, of course, must have the purchase monies and financing in order and ready to deliver to Seller.
